This page is built to be a real owner/manager scorecard: small set of owned metrics, weekly status, and a quarterly bonus model with manual rows clearly separated from live Arba/Yardi/AppWork data.
Recommended structure: quarterly payout, 100 weighted points at target, line-item accelerator to 110% when a metric beats its goal by the approved stretch level, and no payout on manual financial/reputation rows until those controls are loaded and signed off.
Use this in the weekly L10 rhythm. Any red or watch row becomes an issue/task with one owner, not a vague discussion.
| Area | Measurable | Owner | Cadence | Current | Goal | Status | Next Action |

| Occupancy | Leased occupancy | Leasing Manager | Weekly | 68.4% | >=96%; no stale future holds | Off Track | Clean the future resident pipeline and remove ghost holds. |
| Leasing | New move-ins | Leasing Manager | Weekly | 11 in last 30d | >= 3 / week | Watch | 160 leads and 17 tours in last 30d. |
| Renewals | MTM + <=30 day expirations | Property Manager | Weekly | 14 units | <=4% of occupied units | Off Track | 0 renewals processed in Box Score period. |

| Work Orders | Open WO saturation | Maintenance Lead | Weekly | 7.9% of units | <=5%; exceptional <=4% | Watch | 3 high-priority open and 3 over 7 days. |
| Work Orders | Average close time | Maintenance Lead | Weekly | 8.4 days | <=4 days; exceptional <=3 | Off Track | 27.3% same-day close rate. |
| Make Ready | Full vacancy days proxy | Property + Maintenance | Weekly | 40.0 avg move-out to move-in days | <=21 proxy days until rent-ready SLA is loaded | Off Track | Add true make-ready start/finish milestones before tying this to final payout. |
| Turn Budget | Average turn cost | Maintenance + Regional | Monthly | $1,317 avg; 45 turns; 86% AP coverage | <=$2,500 avg; watch >$3,000 | Accelerator | Review top vendors and unit-level AP before quarter close. |
| Reputation | Google rating / review velocity | Property Manager | Monthly | Manual input needed | >=4.2 rating and recent review cadence | Not loaded | Load Google rating, review volume, response time, and unresolved reputation issues. |
The model is deliberately measurable but not over-complicated. The financial and reputation rows are included because ownership asked for them, but they remain not-loaded until we wire those sources.

This is the actionable layer: what the site team should actually do this week so the scorecard changes before quarter-end.
| Priority | Area | Task | Cadence | Owner | Why It Matters |
|---|---|---|---|---|---|
| 1 | Work Orders | Assign 0 unassigned open work orders | Daily | Maintenance Lead | No work order should sit ownerless after morning standup. |
| 2 | Work Orders | Clear 3 work orders older than 7 days | Weekly | Maintenance Lead | Break into resident access, parts/vendor, and internal labor blockers. |
| 3 | Renewals | Call 0 residents expiring within 30 days plus 14 MTM | Weekly | Property Manager | Every unit needs offer sent, call outcome, and next step. |
| 4 | Collections | Work 26 delinquent accounts totaling $32,200 | Weekly | Assistant Manager | Separate current-month noise from true arrears and bad-debt candidates. |
| 5 | Leasing | Hit 3 net move-ins per week until availability normalizes | Weekly | Leasing Manager | Use lead/tour/application conversion, not only occupancy after the fact. |
| 6 | Make Ready | Review 45 turn-cost units and 86% AP coverage | Monthly | Regional + Maintenance | Tie high-cost turns to vendor, scope, photos, and approval. |
| 7 | Reputation | Enter Google rating, new reviews, and review-response SLA | Monthly | Property Manager | Reputation is a retention and leasing signal; keep it measurable. |
| 8 | Financial | Enter controllable NOI budget, actual, and variance | Quarterly | Regional / Controller | This is the payout gate, not a black-box dashboard number. |

| Decision | Why | How It Is Applied Here |
|---|---|---|
| Keep 5-15 weekly measurables | EOS-style scorecards stay useful when reviewed quickly and owned clearly. | This page uses a small weekly scorecard, with bonus detail separated below it. |
| Separate leading from lagging indicators | Occupancy and NOI matter, but managers need earlier levers. | Work-order saturation, renewal risk, leasing pace, and delinquency are weekly levers. |
| Use gates for financial integrity | Quarterly NOI and bad debt must tie to accounting, not dashboard vibes. | Manual financial rows are visible but not scored until controller-approved source data is loaded. |
| Accelerator but capped | Ownership asked for 10% accelerator; keep it motivational without making one metric distort behavior. | Each metric can earn 110%; suggested total payout cap is 110% unless ownership overrides. |
